Background on the project
The Greenland Centre will integrate the existing former Sydney Water building at 115-119 Bathurst Street into a new residential block, rising 67 floors into the Sydney skyline. It will be Sydney’s tallest residential tower at 235-metres. Phase One of the project, 5-star Primus Hotel Sydney at 339 Pitt Street, opened in December 2015.

The existing building’s steel frame must partly be retained. Scaffolding commenced in July 2016 and the entire building was covered last September. Hundreds of flexible Echo BarrierTM noise blankets follow the work zone. Completion of demolition by principal contractor Delta Group is imminent and will be followed by the main construction works to be carried out by Probuild.

Work during the month ahead
Jackhammers, concrete saws and other tools are being used to remove the last sections of concrete and reinforcing steel. Water is being sprayed and truck loads covered. Scaffolds are progressively coming down, in accordance with the Construction Environmental Management Plan. Traffic controllers will continue to ensure safe pedestrian and vehicle movements.

Major work by Delta:

  • Demolition and retention of the existing lower floors (Levels 2-1), including breaking concrete slabs and removing concrete from steel beams and columns;
  • Perimeter scaffold removal as the remaining few floors are dismantled;
  • Final building lift core and footings construction (Residents will have 7 passenger lifts);
  • Final formwork, reinforcing steel installation and concrete pours in the basement.

Respite periods and other noise mitigation
The following respite periods apply to high impact plant and equipment such as small excavators with hammer attachments, ‘Bobcats’ for gathering debris, and large drilling equipment deemed to cause offensive noise:

  • The evening and night between 19:00 hours and 08:00 hours the next day (or 7pm to 8am)
  • 10:00 hours and 11:30 hours (or 10am to 11.30am)
  • 13:30 hours and 15:00 hours (or 1.30pm to 3pm)
  • 18:00 hours and 19:00 hours (or 6pm to 7pm).

In accordance with Delta’s Noise Management Plan, less disruptive plant and equipment is used where practical e.g. some sections of concrete are being removed through use of concrete saws and large bins lifted by the tower cranes. Construction noise from June on will be less intrusive.

You may see:

  • Workers on-site, and delivery and storage of materials and equipment
  • Use of scaffolding and noise reduction blankets (behind shade cloth)
  • The transport of materials off-site
  • Large trucks and mobile cranes
  • Delivery of materials for the incoming principal contractor, Probuild.

You may hear:

  • Noise and vibration caused by final stages of demolition
  • Noise from trucks transporting materials and equipment on and off-site.

Standard work hours 
Works on or near the site will typically be during standard hours, which are 7am to 7pm Monday-Friday, and 7am to 5pm on Saturdays. No out of hours work is planned for June 2017.
